Investment Financing Options & Tax Code Updates
This is going to be a highly informative meeting for real estate investment geeks that will help our members make smart financial decisions.
Financing: We have a panel of three expert investment lenders representing three different types of financing: residential, commercial and hard money, Ralph Graceffa from RMS, Jason Straetz from Gorham Savings, and Scott Lalumiere from Milk Street Capital, respectively. There will be a presentation from each and then a panel discussion to compare and contrast the different tools. The goal is for attendees to leave with a deeper understanding of not only the loan terms but also the factors and process that underwriters user to qualify loans.
Taxes: Matt Barbour, a principal at McLeod Ascanio, will talk about taxation issues generally for landlords and property managers, and will also review the new Section 199A pass-through entity rules which mean big changes for small business taxation in 2018.
Matt Barbour- McLeod | Ascanio
Matt Barbour earned degrees in accounting and public relations from Syracuse University. He started his career with Price Waterhouse Coopers in 1999 as an audit associate in the Denver office. In 2000, he transferred to the firm’s Portland office and advanced to senior associate, performing both audit and consulting engagements for a variety of clients. Matt joined McLeod| Ascanio in 2004. Using his background and experience, he has helped the firm branch into new areas such as higher education and non-profits.
At the very top of that list, Mr. Barbour is proud to serve as SMLA's accountant, consulting on our business affairs and preparing our tax filings.
Ralph Graceffa- Residential Mortgage Services
Ralph Graceffa has experience in the mortgage industry since 2004. After managing another mortgage firm branch, Ralph easily transitioned to Residential Mortgage Services in 2008. Here, Ralph has become a trusted Loan Officer serving both Maine and Massachusetts clients. Ralph studied at Brandeis University, earning his bachelors degree in comparative literature. In his spare time, Ralph enjoys composing music, working out, and spending time with his twin daughters, Carmella and Lucia.
Scott Lalumiere- Milk St Capital
Scott Lalumiere is the President of Milk Street Capital. Milk Street Capital, LLC is a Maine-based private lender specializing in secured financing for opportunistic real estate developers throughout New England. Our expansive knowledge of real estate and lending experience allows us to rapidly close real estate secured transactions not handled by conventional lenders.
Jason Straetz- Gorham Savings Bank
Jason’s been with GSB for more than 16 years and has held a variety of roles ranging from Regional Branch Manager to Commercial Loan Administrator and Credit Analyst. As such, he has the experience and perspective to effectively help his customers meet their financing needs. He works extensively with the SBA and FAME on guaranteed loans for many of his business customers. Jason holds a Bachelor’s in Financial Economics from the University of Maine.
